Your holiday home is one of the best investments you can make, if you do not intend to stay there long term, an excellent way to cover the cost of the property is to consider either long or short term rentals. You can make a substantial income from your investment or simply just cover the annual costs associated with owning a foreign property.
On first entering into the property rentals business, you are obviously going to worry about getting a good return on your investment and be a bit anxious at the prospect of having strangers in your home making use of your possessions. It can therefore be tempting to furnish your property “on the cheap” in the hope of avoiding costly repairs and replacements. Based on experience this is not a good idea, people generally expect good quality accommodation, comfortable, well equipped “a home from home” and are more likely to look after your property if they feel you have made them feel welcome, often something as simple as flowers on the table can help you achieve this.
Interior
Certain items such as videos, microwaves and satellite television are now regarded as essential and should be bourn in mind when furnishing your property, the rates you are able to achieve are set by the standard of your furnishings and the location of your property.
There must always be sufficient laundry for the guests, a typical linen set consists of sheets, pillow cases, large towels, small towels, bath mats, tea towels and blankets for the winter. All apartments must have 3 sets of linen to cover change over days and midweek cleans where required.
How much can I earn?
Your rental income is dependent on the location of your property within the resort and the standard of furnishings and equipment in your property. People are looking for a good location and a good standard so are prepared to pay that little bit more. However do not despair if your apartment is hidden away at the back of a resort with a 15—20 minute walk to the beach and centre, by furnishing your apartment to a very high standard can still stand you in good stead.
We charge 20% commission and then charge separately for the cleaning. For example if you have a 2 bedroom property we may rent it to our clients for £525.00 per week. We would then take off our 20% commission and £65.00 for the cleaning, this gives you a net rental of £355.00. Your account will be paid monthly in arrears and the amount due can be sent to you by cheque or paid into a UK or Spanish bank account of your choice.
As a rule of thumb in the Costa Del Sol you can achieve between 18—24 weeks rentals and for Tenerife 30—35 weeks.
Costs
Cleaning is charged per clean and includes the cleaning, laundry and welcome pack (where available), Studio properties are £35.00, 1 bedroom properties are £45.00, 2 bedroom properties are £65.00 and 3 bedroom properties are £85.00. For larger properties quotes are provided on an individual basis.
We operate a 24—hour contact number in resort, the call out charge for an emergency or non emergency is £25.00 and for maintenance we charge £20.00 per hour plus parts.
Don’t forget as well as us providing bookings, you will be amazed at how popular you become with family and friends when they learn you have a property overseas. This can top your income up, just liaise with us for the availability and we will take care of the cleaning and just charge the costs to your account.
